As a result of the frustration many residents have expressed with the way Whispering Pines is being managed, some of us have decided to form the Committee for Positive Change. The purpose of the committee is to identify ways we can make our community a better place to live. However, to accomplish this we will need your support. 

Whispering Pines is a New York State Not-For-Profit Corporation governed by the bylaws as filed with the State of New York. The bylaws describe how board members are elected and their responsibilities. The board’s primary responsibility is to you, since you are the members/owners of the corporation. They report to you and are expected to perform their duties in the best interest of the community. As such, all decisions impacting the community need to be approved by the community. The members/owners make the decisions, NOT individual board members.

Being on the board is a volunteer position. Board members and/or other members are not compensated in the form of cash, services, merchandise or contracts at a cost to the community. 

We need board members to be team leaders who adhere to the 3 primary principles of property management: open communication with the members, providing all necessary information to the members and ensuring that the entire community has the opportunity to participate in all decisions that impact the community. Remember you are the owners of the community.  

In order to begin implementing these principles we are proposing the following:·        

ALL expenditures over $2,500.00 be approved by the community.

ALL major issues that impact the community be discussed at a community meeting and be voted on.

Forming a finance committee consisting of 2 non-board members, who will be responsible for all financial matters.

Committees are designed to support the board. Board members are not to be on committees.That would defeat the purpose of the committees.

Committees do not make decisions. They make recommendations to the board, which then presents the recommendations to the community for discussion and voting.

Board members cannot be on the board for more than 4 consecutive years or 2 terms. In accordance with the bylaws, board members MUST be elected by a majority of the community. In our case this would be 25 votes. Board positions do not “roll over” into another term. When a board member’s term expires he/she must run for re-election.

The objective is to make this a better community. We are fortunate to have such a beautiful neighborhood and now it’s time to make it a better place to live but we need your support.
